Two individuals started their journey with $76 but had big dreams and a strong work ethic. Despite facing numerous challenges, they built successful real estate businesses that generated millions in revenue. Max competed for the University of Oregon and was a world-class Track and Field Athlete competing for Germany, while Kaitlin played college volleyball. They met in college and started their business because they were sick of being unable to afford anything and stuck in the system that schools and society are teaching. Both wanted to be free and travel the world while being young and able to do what they wanted to and still own and operate a business. Max and Kaitlin started by wholesaling vacant land across the USA. Initially, they hustled out of their bedroom between classes and training. Eventually, they scaled a virtual wholesaling business in 8 different states that did a variation of vacant land and Single-Family Residential transactions. While running this business, they utilized strategies like Novation (wholesaling through the MLS), Seller Financing, and traditional wholesaling to investors and hedge funds. Eventually, they scaled to a fix-and-flip business and built their in-house construction team. While Max was born in Europe, they started raising money internationally. They built a private equity fund to syndicate rentals and apartments and connected to international turnkey buyers who bought cash-flowing fix-and-holds from them. Out of that business model, they also started building a business around apartment syndications. They focused on class C value add apartments in target areas and eventually scaled that to build out an in-house property management and brokerage division. With all these businesses, they currently have 35 employees, own and operate 50+ rentals and 120+ doors within their apartment portfolio, have done over 400 fix-and-flips and wholesales, and own and operate 10+ short-term rentals. Max and Kaitlin also build a side hustle that allows them to make more passive income streams with the least active work out of all their businesses. Takeaways Take action, educate not only through materials but also learn through experience. Having a mentor is a plus, especially when getting started. Wraps are great, especially for those whose doesn’t want to deal with rental repairs, insurances, and taxes. It’s a win-win for both the investor and the buyer. The investor gets the money the buyer owns a home. Have some reserves for tough times. For REI moms and dads, it’s all about commitment and delegation. Build a business that fits around your family and lifestyle. Identify your weakness, learn and educate on how to deal with it, and implement what you’ve learned. Having a coach is a huge help to go through the process. There is no business if there is no marketing. If marketing isn’t 100% dialed in, time, money, effort, and opportunities will be put on to waste. Track and know your numbers. Hiring the right people is critical, especially in running multiple businesses. List everything that you do, group similar tasks together, determine your pain point, decide if the seat makes sense to keep the business forward, place the right people in the right seats, provide tools and coach them to succeed. Detaching yourself off the business isn’t necessary, especially if you’re enjoying what you’re doing. Net is how you retire and build wealth. Keep the leads in the system unless it’s proven sold. Don’t force a deal. If the numbers don’t work, the numbers don’t work, except for you being well-versed in your market. Don’t build (business) at the expense of everything else in your life that might be important to you. Takeaways Marketing ads are just like newspaper articles. It should call attention, concise, coherent, organized, relevant, and memorable. In ads, consider a message that stands out and an ad placement in terms of audience data, time, right station, and cost per lead. Before making a financial decision, it is necessary to have data that backs it up. Key roles like frontline calling like lead managers should be seated with a local person who knows and understands American culture. Going virtual is good, but nothing beats the effectiveness of personal touch in doing face-to-face. It’s unnecessary to hire plenty of lead managers, just a few capable, motivated, and have them well-paid will do. Analyze all factors and be wise in decisions, consider marketing as a risk, don’t go with it if not prepared to lose money. Be as efficient as possible. Simplify the calling process of the sellers, like as they call and you answer. For callbacks, immediately contact them as soon as possible. Don’t let them wait, for time is crucial. Terry Thayer on How He Went From Contractor to Real Estate Empire With Terry Thayer, TAB February 3, 2021 About Terry Thayer Terry Thayer is a recovered general contractor who used to burn the candle until it was a molten puddle of wax. He managed crews of carpenters, drywallers, plumbers, etc. and had to take up any slack they left behind. Until one time at a seminar he attended opened his eyes to the world of systems. Terry promptly went home, fired his crews, and spent the next few months building a real estate business based heavily on systems. What he couldn’t find from someone else, he put his head down and figured out himself. Now he manages his business from afar, with a heavy emphasis on training and practicing for his employees. Even his hiring process is highly automated and systematized, reducing his time to hire a new employee to two hours. Show Notes Terry shares his history with Steve about how he went from working 70-80 hour weeks to just 5 hours, and most of that is training with his employees. He explains his epiphany and development of systems which permit him to make six figures a month while only working less than a standard work day. Top 5 Takeaways from Terry: 5. Life is too short to do everything yourself. 4. One of the best ways to find properties for sale is to ask neighbors in the area where you have a house. Often they can point you to a homeowner who may want to sell. 3. It’s OK to take a day off. You’re not weak if you do that, but have your systems in place so that your business can run with you not there. If you’re a one person shop, your systems will allow you to pick up right where you left off without having to figure out what the status is. 2. If you think you can’t afford a coach, you can’t afford to NOT have a coach. Getting a good coach will make you multiple times the money you spend on one. 1. Find good systems and plug them into your business. If you can’t find a system, put your head down and create it. Running your business with systems will make life much easier, require you to do less work, and your business much more profitable. Bonus Takeaway: It is never too early to implement systems into your business. Even if you’re a one person shop, putting systems in place will drastically reduce wasted time and set you up for future benefits when you do hire.
